It involves lightly abrading (or "screening") the existing finish using a fine abrasive pad to remove surface imperfections, such as minor scratches and scuffs, while dulling the sheen. This prepares the surface for a new topcoat of polyurethane or another protective finish to be applied.
Unlike full refinishing, the screen and coat process does not involve sanding down to bare wood or altering the color of the floor. It’s a quicker, less invasive, and more cost-effective option for floors that still have an intact finish but need a minor refresh. Sanding
We begin the process of refinishing by sanding the hardwood floors with coarse-grit sandpaper to strip away the old finish, level the surface, and remove imperfections. This process requires selecting the right equipment, such as a drum sander for large areas, an orbital sander for more controlled sanding, and an edge sander for reaching perimeter sections.
2. Sand Some More
After the initial coarse sanding, we refine the surface using medium-grit sandpaper (typically 60-80 grit). This step helps smooth out the rough texture left by the coarse sanding and removes any remaining finish or imperfections.
Using the same sanding equipment as before, begin with the drum or orbital sander, following the grain of the wood in even, overlapping passes. Since the floor is already stripped of its old finish, this round of sanding is done with a lighter touch to avoid removing too much material.
3. Sand a 3rd Time
Once the medium sanding is complete, the next step is fine sanding, which ensures a silky-smooth surface before staining or sealing. This process involves using fine-grit sandpaper (100-120 grit) to eliminate any remaining scratches, swirl marks, or rough patches.
Using the same drum or orbital sander, we make slow, even passes over the floor, following the grain of the wood. Since this is the final sanding stage, we are careful not to press too hard, as the goal is to refine rather than remove material. For the edges, we switch to an edge sander with the same fine-grit sandpaper and blend it smoothly with the rest of the floor.
After sanding, we thoroughly vacuum the entire floor, which includes corners and baseboards, to remove all fine dust. We then wipe the surfaces with a tack cloth or a slightly damp microfiber cloth to ensure no dust particles remain.
4. Applying Wood Filler (Filling Gaps and Imperfections)
We then apply wood filler across the entire floor to achieve a smooth, seamless surface before staining or sealing. This process helps to fill in small cracks, nail holes, and minor imperfections that may still be visible after sanding. Choosing the right filler is important which is why we trust DuraSeal Wood Filler; which is a water-based wood filler that is ideal for floors due to its quick drying time and ease of sanding.
We apply the filler, use a wide putty knife or trowel, spreading it evenly across the floor while working with the grain to ensure it fills all cracks and crevices. We pay extra attention to nail holes, knots, and gaps between boards, removing excess filler as you go to prevent unnecessary buildup. Once applied, we allow the filler to dry completely, which can take anywhere from 30 minutes to a few hours, depending on the product and environmental conditions. Proper ventilation will help speed up the drying process.
5. Final Sanding
Once the filler is completely dry, we sand the floor with fine-grit sandpaper again (100-120 grit) to remove the excess filler and smooth the surface. We use an orbital or drum sander for the main floor and a hand sander for edges and corners.
We vacuum all areas to remove dust and wipe the surface with a tack cloth to remove the remaining fine dust particles before moving to staining or finishing. This ensures that the floor has an even, polished look, enhancing the final result after staining or sealing. 6. Applying Stain
We apply stain with various items such as lint-free cloths, rags, foam applicator pads, or stain applicator brushes, depending on the specific area. We usually begin in a corner of the room, working our way out to the opposite side of the room. We work in small sections, around 3-4 feet at a time, and apply the stain using long, even strokes, always following the wood grain. As we work, we are careful to blend the edges of each section to prevent visible lines where one area ends and another begins.
We allow the stain to sit on the wood for a few minutes to let it penetrate and then we use a clean, dry cloth to wipe off any excess stain. We are careful to wipe away the excess stain in the direction of the wood grain to avoid streaks or smears.
7. Applying Finish

We apply the finish in thin, even coats, following the wood grain to avoid streaking. We allow each coat to dry thoroughly, typically 2 to 3 hours, before lightly sanding with a fine-grit sandpaper to promote adhesion of subsequent coats. Depending on the desired finish and durability, two to three coats are typically applied.
After the final coat, the floor should be left to cure for 24 to 48 hours before regular use.
Throughout the process, ventilation is crucial to ensure the finish dries properly and any fumes dissipate. Water-based finishes offer a faster drying time and low odor compared to oil-based finishes, making them a popular choice for interior spaces.
